VILLAGE OF COLD SPRING ZONING BOARD OF APPEALS
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that the Zoning Board of Appeals for the Village of Cold Spring will hold a public hearing on Thursday, March 15, 2018 at 7:30 p.m., or as soon thereafter as the matter may be heard, at the Village Hall, 85 Main Street, Cold Spring, New York 10516 to consider the application by 9 Morris Avenue, LLC for a special permit to allow the operation of a philanthropic/eleemosynary organization within the Village’s R-1 One-Family Residence Zoning District in accordance with Section 134-7.B(3). In addition, the applicant needs the following variances: (a) lot area to permit the proposed philanthropic/eleemosynary use on a 0.42 acre parcel when the code requires 2 acres, and (b) front and side yard setback variances from the 50 foot setback requirement specifically required
for philanthropic/eleemosynary uses. The building is located at 9 Morris Avenue, Cold Spring, New York. The subject property is designated as Tax Map Section 48.8, Block 5, Lot 38. The property is located within the R-Zoning District as well as the National Register Historic District. No exterior changes or modifications are proposed to the existing building; nor are any new improvements proposed on the subject property.
The application materials and revised plans may be inspected at the Village of Cold Spring Clerk’s office located at 85 Main Street, Cold Spring, New York 10516 during normal business hours.
